Each time I syndicate a listing, I think about using Ebay but always thought that $300 was kindda stiff....... Has anyone used Ebay to promote listing and has had success? What kind of properties would work best on this channel?

I have my first Investment property and I would like to get some feedback from you about marketing a 6-unit apartment building.

MLS-Commercial, Co-star, Loopnet, and the syndications of the P2 site......... anything else?

Is anyone out there marketing to Canadians and Europeans? The euro and the C$ are extremely high compared to the US $ and I believe it is in their benefit to purchase properties in the USA.

Where do you market? Print? Online?

I haven't posted in a long time ..... that is why I could not locate the page to post!!! But I have been reading the other comments.

We are all doing something to fight the blues, get ourselves motivated in different ways........... I am curious to know if anyone has used, is using or planning to use any of the coaching systems available for realtors.

There are many experienced and long time realtors in here and I would love to hear their comments about them. I listened to a panel of realtors making it in this market and out of 7, 2 of them were being coached professionally.

I need everyone's help in figuring out something. One of my seller decided to list a price much higher than what I suggested. I agreed to it with the condition that the listing agreement will be extended by 1 month to compensate for their first month of "allowing wiggle room" and that the price will be adjusted to my recommendation after 30 days. They agreed. Of course the first month was a disaster! Not one agent called to schedule an appointment. I did Open Houses on Sundays and on Fridays (the property is near a hospital and I opened the house during lunchtime on Fridays) which generated 5 buyers that I am working with now to find them other properties.

I explained to my sellers that a listing has a 40% chance of being sold by the listing agent and a 60% chance of being sold by another agent. With their price, we were only attracting 40% of the potential buyers and leaving behind 60% of potential buyers. This where I need your help!

In your experience, is 60/40 correct? Has it changed since the market came back to normal? or even, for some of you who have been in real estate a while, what is a normal percentage?
