Are we reinventing the wheel?

My wife and I are both Realtors in Savannah Ga and are newbies as we have just had our licenses for two years now.  We are full time agents.  Through the process of attempting to grow our business I must admit that it is frustrating that I have not been able to put my finger on a really strong marketing plan.  For example we pass out thousands of flyers and one month we may get a decent response to the flyers and then the next 3 or 4 months we send out flyers we get nothing.  I experience the same inconsistencies with magazine advertising and also mass emails.  I know that every brilliant Idea that I have been coming up with probably has been already done and done again by others before me, so in that sense I guess I am reinventing the wheel.  To ad to the confusion it seems as if every marketing idea that I see advertised seems to be a great idea, but why are all the other top agents not using them.  From what I can see, all top producers that I see are working significantly from previous clients.  Is it that we have not been around long enough to get this benefit or is it that I cannot see the marketing trees for the marketing forest so to say?  We will keep plugging away and to be honest business is good, but its not great.  I WANT GREAT!!

I recently acquired some video tapes by Brian Buffini called "Referrals by Design" for my new agents to watch and, hopefully, implement.  Very interesting and it should work for those who are new to the business as well as those who have been around for a long time.  

One of the problems with flyers and mailings is that sometimes they are too general.  If you are targeting a particular niche you'll have better response.

Pick a niche, and be an expert in that niche.  Wheter you are a neighborhood expert, a reator for teachers, or the realtors for seniors.  Be an expert in a niche and work it!  If you have been in the real estat business for 2 years and are still a newbie, how much longer are you planning on being a newbie?  I suggest you throw that lable away and become experts.  It soulds like you have some introspective issues to deal with as well.  Be confident that you are great realtors, and attack the market as such.  If you want response to your flyers, send them out to the same target area all the time, and be consistent, once every 2 weeks.  Listen to whats going on in the market, find out what people are undecuated about, scared of, and offer them information that you have and know about the market.  This will make you a safe person to talk to, and as you learn about these issues, you'll be more self confident and it'll show.

There are many programs and processes out there that work for agents.  Here's a secret... Most of them work!  You just need to apply them wholeheartedly and use them to their fullest extent, not skimping on the parts that you might not love, or might seem to hard.  Trying a bit of this and a bit of that won't help.  Use a proven system that you are comfortable with, and live it.  Consistency is the key.  You won't see results overnight, but you'll see results in time!

You'll find that magical right program eventually!  For me it is Hobbs/Herder Advertising backed up with a coach.  But don't consider yourself a newbie in time served.  Over 80% fail in the first 2 years.  You are already in the top 20%, that's no newbie! :)
