When all else fails.....

How do you build interest in a property?   I have tried all the usual approaches, local newspapers, homes magazine, online ads, open houses and agent tours, but only a few showings.  The property is located in a nice lake community and price has been reduced.  Can anyone share what they use to build interest and boost showings for a property?

I would feature it on your website - homepage.  "Price Reduction' is not a good sell, so don't use that!   Remember, we have all been told that buyers are using the internet.  An IDX search for lake properties usually goes over big in any price range.

-take photos within that community shopping, parks, playgrounds, pools and any other amenities you can think of that would attract buyers to that home.

Is the property (a) spring fed, (b) fishing?, (c) boating?, (d) no wake night - when (for fishing), (e) on the lake or have lake access?  Is there a deck for sunlight dinners - man, oh man, we had them at our lake with family and some of the best memories were at "the table" with my cousins, uncles and aunts and watching the sunset.  Give them ideas of what they can do at that location?  Is this a golf course community?  

Take photos - of the sunset, of the house and make sure that it is staged properly.  

Do you have a property URL for this listing?  Promote it!  I use single property sites as well as postlets, craigslist, chicago reader, and on and on.  

Can you invision the type of person, family, that would want this property?  Could it be seasonal?  Second home?

Barb, good advice. Try advertising a place where no one else does. Since you are not in my market I will e-mail you directly one of my secret places.
