Well, it could be the price is still too high, or the condition is not that great or the pictures do not adequately show the property, the lake, etc.

I would feature it on your website - homepage.  "Price Reduction' is not a good sell, so don't use that!   Remember, we have all been told that buyers are using the internet.  An IDX search for lake properties usually goes over big in any price range.  

The market has changed so we need to try different things ..

-retake your photos from different angle

-add more photos 15 - 20 if possible

-take photos within that community shopping, parks, playgrounds, pools and any other amenities you can think of that would attract buyers to that home.

Debbie, I had the same problem so I started blogging about what was happening in the community, the immediate area.  i went so far as doing the numbers for median price, for "X" bedrooms, "x" baths for similar homes, etc.  

Is the property (a) spring fed, (b) fishing?, (c) boating?, (d) no wake night - when (for fishing), (e) on the lake or have lake access?  Is there a deck for sunlight dinners - man, oh man, we had them at our lake with family and some of the best memories were at "the table" with my cousins, uncles and aunts and watching the sunset.  Give them ideas of what they can do at that location?  Is this a golf course community?  

Take photos - of the sunset, of the house and make sure that it is staged properly.  

Do you have a property URL for this listing?  Promote it!  I use single property sites as well as postlets, craigslist, chicago reader, and on and on.  

Can you invision the type of person, family, that would want this property?  Could it be seasonal?  Second home?

I'm facing a similar problem.  I have a neighborhood that should sell well but, over the last few years, homes just don't move. Here are some things I'm trying to do.  I just bought a domain name for exclusively for the property.  Now I have to figure out how to set up the site with the information.  I also want to put a video discription of the property.  Again, I have to figure out how to place this on my website.  I ordered some business cards from www.24hourbc.com with a picture of the property on the back side (as discussed in blog about things to do for under $50).  I'm also emailing everyone I know in the area asking for help - asking can they think of anyone that might be in the market, etc.

I like directional signs to the property, but still have not found a good place on the internet to order them at a reasonable price. I had 2 suggestions, but I hate to register to get information. Any ideas?

Barb, good advice. Try advertising a place where no one else does. Since you are not in my market I will e-mail you directly one of my secret places.

The above secret place is a place for advertising lake or lake area properties.

We don't have lake community, but just thinking about it...if you have a boating community advt. in the newspaper, magzine. Put flyers in local grocery shop or store which sells boating equipments.
