WANTED: Free Real Estate Homeowner Club

I would like to give away a free service to my potential prospects and my past clients whom I've worked with and want to keep doing business with.

I'm thinking of creating a "Homeowner's Club" or "Star Circle Club" with discounts and freebies for partner services and goodies packaged almost like the NAR does for us with their benefits program.

It's not enough nowadays in my market to offer a free CMA or credit report, magnets pumpkins etc... But, I got to thinking how many people carry "Club" cards in their wallets or purses...

I'm just wondering if anybody has experimented with this, or if anyone has one in place that we might take a look at and possibly implementing. I had seen a company that created this kind of service for Realtors, but they were very exclusive. Selling expensive territories and having high minimum transaction requirements. I've forgotten who they are now, too bad..

I'm really looking for something to create value, not only as a thanks, but to make my website and RE service more sticky..

Any ideas?  Suggestions?

I'm not expecting you to learn/know the laws of every state I'm just wondering if it has ever come up or if it is simply a situation where the program won't be allowed in states like mine.

I hear good/fun ideas from other agents all the time and when I speak with my broker I find out I can't use  them.  It's kind of frustrating but on the other hand some of the laws actually protect me as well so it's a bit of a trade-off.

Anyway, Lowes has a good 25% discount program that Realtors can pass along, as well as the discounted "Entertainment" Coupon Books @ $14.50 a pop that are available to us...The coupon book seems like it would best serve as a closing gift..

I might have to start from scratch and bundle my own local discount services and goodies.

Here in California, as far as I know, we are allowed to rebate our commission to the buyer or seller in a transaction. As far as incentives, we have guys (many Mortgage people) out here giving away Plasma TV's, Ipods, Computers to close with them. Electronics are really big for some reason. Not my cup of tea really...

I'm just looking to boost my database of prospects...
