Topic ideas for drip email newsletters

What types of topics have you folks come up with for the monthly newsletter drip campaign?  The basic campaign has some good generic topics, but once the first 12 months are done.......then what?  I use it primarily for my past clients, but I'm also working on a different one for my contacts/leads/prospects who have NOT used me yet. 

  I'm trying to tweak it to run for at least 24 months, but am having a hard time coming up with topics that are interesting and pertinent without being redundant.

Any suggestions, or comments on what you've done with your drip campaigns?

I've had a newsletter for about two years, and sometimes it is hard to come up with new topics and stories. What I do is look in the newspaper for real estate related news, realtor magazine, and various market / business websites. If your farming in your neighborhood look for local news and community events to add to your newsletter.

I had the RealtyTimes Newsletter for a while but for the cost, I did not really see where it was producing business for me. I even tried giving it a more local flair by inserting regional articles but rarely got any feedback from it. I would consider doing another email newsletter if the topics were pre-written and someone could give me some positive feedback. Any ideas?

Stephan I went into google and put in home tips, gardening tips, cleaning tips.  Also had some interesting emails that I thought might be good for the drip email.  But you can put in interesting stuff that has nothing to do with RE too.  I also add a few that invite them to revisit our website.  We set up a 24 month drip.  So you can add as you go to, don't have to have all 24 up and running at once.

Thanx Jana/Marcia......those are topics that I know NOTHING about, so your suggestion kinda gave me a direction.  I'm going to write some "monthlies" with links to the sites I've found on various topics.....that way I don't rewrite something that's wrong.
