Need Ideas for Staging with Only a "Shoe String" Budget

I need suggestions for staging a new 3 bedroom/ 2.5 bath home on a “shoe string” budget.  All suggestions will be appreciated!

2- Use blow-up or camping matresses for beds and use nice bed linen and throw pillows to dress it up.

3- Michaels craft store for silk plants/trees. Great for kitchens and corners or hiding cords. *Don't forget your coupon!

4- Hang nice towels in the bathrooms and tie off with ribbon or raffia.

5- Cookbook stand & cookbook in the kitchen and some decorative vingar and produce bottles.

2.  If you can smell it, you can't sell it.  Smell is a total turnoff to buyers.  Use Febreze and scented candles for your open house.

3.  Clutter will not definitely sell.

With a limited budget, paint is the cheapest.  Use warm bright colors - no white and dark colors.

Have your sellers start packing and organize them in the garage if there is no money for a rental storage.  Maybe they have a friend or relative who can accomodate their boxes and extra furniture.

Buyers like to see space.  Make sure that every room has minimal furniture that will showcase each room.

De-personalize each room by removing family pictures and collectibles.  The kitchen counter must be clear of all clutter.

If there is money left, replace lights.  If not enough, at least clean every light fixture and replace bulbs.  Make sure that the entry door gets a fresh coat of paint with new hardware and don't forget a new doormat that you can donate (for Feng Shui purposes - buy  a black mat, this will help bring more clients to your listing).

Emphasize features of the home through paint (i.e. fireplace, windows, doors, arches, etc.)

And, a lot of cleaning and de-cluttering.

I just staged the living room and bathroom. Bathroom, towels and soaps and a new shower curtain. Living room my couch/loveseat and couple of table lamps and tables. If you can get the buyer to sit they can get a feel for the space AND feel like they are at home. Of course, the wife liked the couch and loveseat so I promised to throw them in with a full price offer, we are closing next week.

This is a brand new home listed by the builder. It does not need to be decluttered.

Should I ask him to paint the walls warm colors? Currently they are all white.

Depending on how much budget the seller can give you, check out furniture rental places around.  Depending in your location - Cort is one of the biggest furniture rental and us Home Stagers we use them.  They also have a service were they can provide you someone who will check out the place and will give you recommendations on what to do -I think this is free but I am not sure.

Dress up the windows as well with simple curtains but with bold colors to stand out and give color to the room.  Make sure that your curtains will blend with the furniture, rug and bedcover.

Be creative.  If you have nice table napkins, you can use them as window treatment for the kitchen or dining room.  You can also drape unsewn soft fabric around the window.  Get your color from the accessories.

You don't have to fill up all the bedrooms with beds.  A chair, table and lamp in one room is enough.
