Excellent question and one we will never know the answer to. We can't see what is going on in people's minds or their world but just be available when necessary.

When I was in retail I use to hear shop owners at market say all the time "what do people want?" I guess we could all take a course in human reasoning but who has the time for that?

Maybe he was getting listing out of his price range, lost his job, moved in with a girlfriend, there are as many scenarios as there are people. He may surprise you again and pop up. Could me someone else was on his computer. Who knows?

I second that...  And guess what, your client did not have it in him/her to tell you vervally, but nonvervally is.

Thats why when I get an online lead.  I schedule an appointment and get them on a face to face.  If they want to work via email or in a distant way I don't waist time with them...

Chances are he's been working with another Agent all along but that Agent's website wasn't as helpful as yours.  Another Agent I work with had that happen. She did not block property addresses, the other Agent did.  He had an allegiance to that Agent due to a family connection.  He was pulling the listings off my co-workers site and calling the other Agent for showings!

Yes! The same thing happened to me. AAAARRRGGHH. I sent the customer a listing, they liked it and bought it through someone else. When I inquired why, he told me I was very helpful and that I didnt do anything wrong, but the other agent was a relative of a family member. I politely smiled and said if you ever need anything else, please dont call me...... Only kidding!

I once had a client who accidentally unsubscribed - she did not even know she had done that. Call them and find out the deal otherwise they may think you dumped them.

   Ask for his business, or are you working with another Realtor?  It comes right after the "have you been pre-approved by a lender"  question.

   I have had other agents send clients to my websites and when I asked are you working with another agent they told me yes.  One lady came down from Atlanta and wanted me to how her a home because her sister the realtor was also from out of town and unavailable.  I showed her one home about a minute from my house, spent another 5 minutes explaining why my goodwill ended with the home we were at. I went back home took care of my yard and went about my business. The following monday her sister the realtor called and wanted to know if I would show them the home again.  When I asked for a referral fee she politely said no and so did I.    nice guys never finish...

I think we've all had this happen to us.  Some of the people you just have to shake your head at and move on.  Some have left me scratching my head wondering what was up with them though.

That is just too coincidental... But stranger things have happened!  I would try another phone call just to make sure! You never ever know what is going on in someone's life. Could be too embarrassed to tell you.

Please let us all know how it turns out. I hope it turns out well.  We all have had that happen.  I have even run into people that say "oh we loved your web site and used it alot" and then I find out they never contacted me or went to a builder without representation!  That is now (as a Newer P2er) that I like the drip emails and the triggers!

I'll bet there are two decision makers in this house, and one of them does not want to move ;)

Oh my dear sweet Mary....  We do take that course, every day, day after day, for a lifetime.
