Prospects Who Make Me Say Hmmmmmm….

(or as Becky would say--Prospects Who Make Me Say Arrggghhhhh...)

 

I don’t get it. We have a prospect with whom we have been corresponding via e-mail for about 6 weeks. We had one very nice conversation with him on the phone, and we have been e-mailing him listing notifications.

 

Yesterday, he unsubscribed from receiving the listing notifications, so I called him. It just didn’t make sense. I didn’t confront him; I just offered my services. We had a wonderful conversation, in fact, he was very friendly and informative. He told us when he planned to be in town, where he would be staying. He even asked us to send an e-mail to him so that he could send us a list of the homes that he wishes us to preview for him. We promptly sent him the e-mail that he requested.

 

Guess what? He unsubscribed again today!!!!!!

 

What’s up with that?

When I was in retail I use to hear shop owners at market say all the time "what do people want?" I guess we could all take a course in human reasoning but who has the time for that?

Maybe he was getting listing out of his price range, lost his job, moved in with a girlfriend, there are as many scenarios as there are people. He may surprise you again and pop up. Could me someone else was on his computer. Who knows?

Some stick to the sides some go up in the vapor.....:) just keep cooking...

Thats why when I get an online lead.  I schedule an appointment and get them on a face to face.  If they want to work via email or in a distant way I don't waist time with them...

Chances are he's been working with another Agent all along but that Agent's website wasn't as helpful as yours.  Another Agent I work with had that happen. She did not block property addresses, the other Agent did.  He had an allegiance to that Agent due to a family connection.  He was pulling the listings off my co-workers site and calling the other Agent for showings!

When I inquired why, he told me I was very helpful and that I didnt do anything wrong, but the other agent was a relative of a family member. I politely smiled and said if you ever need anything else, please dont call me...... Only kidding!

   I have had other agents send clients to my websites and when I asked are you working with another agent they told me yes.  One lady came down from Atlanta and wanted me to how her a home because her sister the realtor was also from out of town and unavailable.  I showed her one home about a minute from my house, spent another 5 minutes explaining why my goodwill ended with the home we were at. I went back home took care of my yard and went about my business. The following monday her sister the realtor called and wanted to know if I would show them the home again.  When I asked for a referral fee she politely said no and so did I.    nice guys never finish...

Michelle--We have had MANY ACCIDENTAL unsubscribes. They sound genuinely stunned to realize that they have unsubscribed--but twice?  Immediately after an extremely cordial phone call?

Klaus--I guess you don't know that I was an educator for thirty years! We are used to coddling people!

That is just too coincidental... But stranger things have happened!  I would try another phone call just to make sure! You never ever know what is going on in someone's life. Could be too embarrassed to tell you.

Please let us all know how it turns out. I hope it turns out well.  We all have had that happen.  I have even run into people that say "oh we loved your web site and used it alot" and then I find out they never contacted me or went to a builder without representation!  That is now (as a Newer P2er) that I like the drip emails and the triggers!

Oh my dear sweet Mary....  We do take that course, every day, day after day, for a lifetime.  

The only question is... What sort of grade are we getting?

I decided to "just keep cooking"...challenge him to become "the decision maker of the  house" and find out what was "up with him!"

We had another great conversation. He UNSUBSCRIBED AGAIN---then he sent me an e-mail asking for more info about one of the listings that we sent him.

So this month's lesson in human reasoning is: Don't Throw the Baby Out with the Bath Water!  OR: If At First They Unsubscribe, Call and Call Again!
