Need Ideas for New Budget

By: Sharron and Steve Lobman

It is time for my yearly "budget review." At this time of year, I analyze what works, what doesn't work, and look for new ideas.

I guess you could say that I am looking for "more bang for the buck."

First, I want to decide whether to keep my current IDX provider, Listingware, or to find a new company.

Second, I am looking for a company that can provide instant market trend information for me. I have already discontinued e-Neighborhoods, but I have been looking into Top Marketing's Real Time Market Snapshot

Any suggestions will be greatly appreciated!

 Sincerely,

Sharron Lobman

Sharron, not to sound overly simplistic, but while I love technology there are more places to throw your money away.  I've just decided to get back to basics.  Friday night I bought a bottle of wine and ask the owner if I could leave some cards on the counter.  Just one store but hey, it's the beginning of vacation time on Cape Cod.  By Saturday, he called to tell me all my cards were gone, please restock, and I had five calls by Sunday.  Not visits to my website, actual live, people on the phone and we haven't even hit Memorial Day!

I have narrowed my marketing quite a lot over the past few months ... I am keeping only what I DO NEED or what I should have being a broker owner.

I am always searching for no-cost or low-cost advertising, I have completely eliminated any virtual/visual tours that I would have to pay for ... I am only using our P2 virtual tours since they are so easy to upload into our MLS! and soon I will be done with Realtor.com showcase subscription as well ... instead, I will just pay for individual Virtual Tours to be uploaded for each listing. I have to have and IDX on my site because it is a brokerage site but I don't see very many leads coming from that direction yet ... on the other hand, I know I haven't really worked on getting traffic for the IDX search so I get what I deserve? If you are doing any mailings, get something not too specific so that you can send the same mailing more often ... e.g. I got 5000 postcards printed that have a very simple message simply telling people to go to http://www.IllinoisHouseValue.com to request a home evaluation of their home and all I paid for those cards was around $160 including shipping. When I feel like it, I just print out labels to where I want to send these and get 100 or 200 ready while watching tv or something. I can use these all year round. There is a lot out there that you can use in our business without paying too much for it.
