How often do you contact your sellers? Do you automatically "touch" bases with them on a weekly basis? Do you contact them via e-mail or phone call? How do you utilize the Point2 Seller's page?
I try at least once a week. But, I do have one client with no phone or e-mail. That one is loads of fun! She is scheduled to close on July 11th.
I like to arrange all showings with the seller myself. It keeps me in touch with them on a very regular basis. I use HomeFeedback to provide showing feedback. There's always lots to talk about.
I found that the best way to handle this is at the sellers counseling session. let them know what they can expect from you. I ask them how they would like to be contacted. I prefer email right from my Point2 site on a weekly basis.

As much as they want, depending on the client.
But I'm always e-mailing reports, feedback and marketing info at least once a week. I make all my own appointments with my sellers too, so I talk to them all the time. And there's less chance of mix ups that way.
I prefer clients that like e-mails and are tech savy, so when I e-mail at 5:30 am they can get it when its good for them. I'll tell them you didn't want me calling at 5:30 am did you? :)
I do keep in touch on regular basis (weekly). Our MLS system let's us setup automated emails with the market update. I do schedule daily updates for my clients so they understand and know where the market is and where their home price is. My seller loves it and they understand why I ask them to adjust the home price.

I have emailed the Point 2 seller login info, but i only have one seller that has taken advantage of it. I don't know if I am using this resource to its full potential. I am also interested in hearing how others utilize this resource.
I try to contact my sellers as often as necessary. At least once a week if there's no action.

Sorry to disappoint but that picture was taken last fall. I have always looked young, and being young does not help. I am 24. When I was in Iraq I grew a mustache so that the locals would take me seriously. I try and have fun with how young I look; but the theater wont give me the child rate anymore. Oh well.
Travis - I have the same problem, I am always asked for my ID.
I'm in that truly difficult time of life. Too old for the child rate. And too young for the senior discount.
