Share Your Drip Mail Secrets

The Internet is an incredibly wonderful real estate marketing tool.

In this "Age of Information," real estate buyers, sellers and investors spend lots of time "doing their homework" long before they are ready to buy or sell a property.

And as "Technololgy Savvy" realtors, we have embraced this technology as a vital part of our real estate marketing plan.  Once fiercely guarded MLS information is readily available at our websites, to site visitors who provide little or no  information about themselves. 

When site visitors provide us with their e-mail information, we utilize a system called  "Drip Mail" as an important tool to keep us on the minds of our potential clients and to establaish a relationship with these clients.

How much time have you spent on developing a strong Drip Mail system? What kinds of suggestions and secrets do you have for helping your fellow RElibbers enhance and strengthen the quality of their Drip Mail? How have you personalized your drip mails? How often do you send them out? Do you send them to everyone who registers?

Sharron and Steve, I share your pain. It's a quiet day on relib. As to drip, I don't use the p2 drip, I send an immediate email thanking them for visiting. Depending on circumstances, I might call. I put everyone on my electronic mailing list which is a monthly real estate update written by me and directed toward my website blog.

I always thought the msgs were a bit vague and borderline lame. So, I tweeked mine to sound  more like they are coming from me instead of canned info. You can add your own personality to make sure they are more effective. I cannot tell you the numbers of people that have been on my drip that have become actual buyers or sellers, but it never hurts to keep your name out there.

Sharron I agree with your comments so I too add tweeking to my drip emails.  While I haven't gotten any buyers or sellers at this point from the emails, I have been contacted by several.  They usually indicate that they are not quite ready or are just looking at this point.  Every now and then I get someone that is interested and lets me know that they appreciated the comments.

The Blogs on my site appear to be helping as well because they are more geared to my local area and I go out of my way to make sure my content is unique.

I set up a one time "Welcome/Thank you" email for ALL the actions that are available.

I then call them and try and find out more what they want.

If someone emails a listing they are added to my drip campaign for buyers.

I get a lot of phony numbers... but it's a numbers game :)

Mostly use the the Buyer & JFF.  M & PT for buyers in contract (they all came to my open house and either they 1st registered on website or gave me email at OH

When do any of you initiate the seller?  Afterall, some of those buyers are sellers too.  But, how do you know?

And, every drip that goes out reminds them to let their friends & family know about my site (of couse with an additional link to my site)
