Virtual Tour Secrets

Today's consumers are using the Internet to view Virtual Tours of college campuses, museums, hotels and real estate.

Over 75% of all buyers begin their home search on the Internet,  over 30% of all home purchases are made by buyers who live in a different city from the home they purchased. Most often, this home will serve as their vacation home.

These Internet savvy consumers are using the Internet to preview homes long before they actually view them in person. Lately, many of them are almost demanding a Virtual Tour of homes that pique their interest. Many of our real estate  Boards offer us the ability to make an unbranded Virtual Tour of our listings available for others to view and to e-mail to their clients. This VT could make the consumer decide whether our listing is sa "must see" or a "forget about it!"

Virtual Tours should be an integral part of our marketing strategy. We are fortunate that P2 offers a VT tool that makes it  easy to create a VT, but what are you doing to be sure that your VT is making a positive impact on its viewers?

When I see a VT with about 3 photos to me is a waste of VT

I look at a VT as an Open House and should present itself as one, this is one of my main reasons I do all my own photos so that is my secrete and its not really a secrete, the real secrete is in the photos..

I also try to give the potential buyer as much information possible in the show,  after all you only have one good shot of keeping the buyers attention focus on your VT to contact you

I know my contact info is in the VT, well yours can be to if you advertise this property it is open to all..to do so.

Point 2's VT provides more then enough space to make a great VT

use as much of as you can :) and leave room ,for some questions for the buyer to call you

I have purchased a couple different cameras starting with a 2 pixel and now I am at 5 pixel with a 10X zoom feature.

When I take photos of a listing I will walk the outside first shooting all of the front, back and sides. Then walking up to the front door at least a couple photos. Open the front door and pan the rooms one by one with at least 3 or 4 photos, I find that 30 to 40 shots will make a good library to choose from.

Now I make a folder with the properties name and add the full size

photos to that, Then re size them all to 640X480 pixels.

Watch that as a slide show and then decide which ones to use for the virtual tour.

The worst thing people do is mix up the photos by going to different rooms or just randomly flashing pictures around in the tour.

Try to give good descriptions of the photos but not long winded ones that force the viewer to read to fast and miss the photos trying to keep up with the words at the bottom.

I really try to make the tour look as much like the property as possible so people are not surprised when they arrive.

One final thought is the music you choose for the tour, What you might think is a catchy little number might just annoy others, Pick something that you think others will enjoy and not click away from as soon as they hear it, Remember that most folks attention span and tolerance levels are only a few seconds online.

Vance, I am going to start creating a VT that is specifically for my site and for sending to my clients/prospects that will include my contact info. I will reserve the unbranded stuff for my handshakes and the Northeast GA Board.

Big, humongous pet peeve, I see the picture descriptions even on the vt's say MVC-03 or whatever the camera named the picture. WHAT IS the point? Use adjectives people. Not you guys. I am talking Vt's on my handshakes. It is so easy, even a caveman can do it. Hope that isn't trademarked.

I do other photos for a few Realtors® also when I have the time.

It takes me around 3 weeks straight to visit the properties one property round trip is over 250 miles alone.

Here is a photo show my wife and I did, we updated it so nothing has changed, this is one of our favorite properties in Florida

Talk about photos there are( 58 )of them..... But the neat part is you can click on the album link and print any or all of them out.

Funny thing happens is some of the builders/developers ask me if its ok to use some of my photos on their web site .. I tell well that they are really there photos and have at enjoy Them.....

I like the tour.  I also love to take photos & spend a lot of time picking the right photos for the tours.  I had a Realtor call me the other day & tell me that her clients were dissapointed once they got inside my listing because it did not look as good in person.  I had just taken the photos a week earlier & nothing had changed at the house.  Go figure.
