By: Sharron and Steve Lobman

As the holidays approach, what advertising and marketing ideas or you getting ready to implement? My former broker purchased nice leather pocket calendars that he gave to his past and present clients.

Do you have some marketing tips that have been successful in the past that you would like to share with us? Do you have ideas that you are thinking about trying out this year?

I really look forward to your input!  Or to quote Mike--comments welcome!

Marcia and I do a drawing for Thanksgiving Turkeys (we have given up on lugging around the frozen turkeys and actually give gift cards to the local market now) and Calendars for the new year.

I'm going to try (for my 1st time) a direct mail campaign using postcards to try and convert renters into buyers and to try and get some listings.  I really don't care too much for listings right now... rather have buyers to lower our 14 month inventory!

I have been using pay-per-click advertising and that's getting turned off completely in about 2 weeks.

Holiday time is slow, so I thought, "why not try something different?"

Other than that, I'm winding down until after Christmas :).  Taking a break.  We (wife & I) have 3 trips planned ( rented a Saint Augustine Beach House for Thanksgiving, going to CA to see my family in Oct., and to New York for 4 days over Christmas. ).  Gets us out of having to cook any dinners for anyone! HA!

Yes, Shelly- that was very slick of you!

Jana, I like the turkey idea!

Steve- why are you giving up on the pay per click? and it sounds like you are going to be making some great memories!

I give gift cards for "fresh" turkeys - these babies aren't frozen and the flavor is out of this world.  I learned that from my brother Jim.  I purchase 30 pounders, they go directly to the farm in Glenview and get the turkey.   I give them to clients who have purchased, ones that have given me referrals, ones where I have built around and sluggish past clients to warm them up again.

I'm more practical, perhaps because there are so many December birthdays in my life (incl mine) so I'm tired of festive by mid Dec!

HUD-1s for the clients who purchased or sold in that calendar year go out in holiday cards.

Calendar postcards (super jumbo 6 x 9 is my drug of choice) go out to the rest.

All before Halloween.

In the unlikely event I can't make it by Halloween, they go out right after Xmas (generic holiday/new years cards) so they arrive first week of January. Don't want to be lost in the shuffle . . . YMMV

Thanks for the timing suggestion. What does YMMV mean?

I did this a few year ago and am going to do it again for Halloween.  I have been trying to make a presence in the neighborhood I live in and hope this will help. (only been there 2 years).

I am having biz card size stickers made up that say:

"Happy Halloween from your Neighborly Realtors"

Joe & Kristyn Leksich

And in place of my logo I will have a pumkin carved with "Joe Real Estate" on the sticker.

It will have our contact info and website.

I will then go to Sams Club and buy regular sized candy bars and stick the stickers to them and give them to the kids at Halloween.  The kids LOVE getting big candy bars.  And most parents want to see the kids candy before they eat it, so they get to see our ad.

I am also going to send them out to my SOI and mortgage brokers.  (Got to pester those pesty mortgage brokers.  It's like revenge)

Thats my Fab idea for the day.  Feel free to steal
