Maybe the NAR could use some advertising to educate the public.

Many "Buyers" often use a Real Estate Agent to save money.  Those who know how the Buyer's agency works in most cases are aware that the agent will normallly work for them to help them get the best deal at no cost to them.  That is how most of the MLS systems operate, the selling agent pays the buyer's agent for representing them so that both sides of the purchase are represented by a qualified agent.  This prevents people from being sold a property through illegal and devious practices that take advantage of an unrepresented buyer.   This keeps the sellers and their agents out of lawsuits and protects their reputations.   This way the buyers get a professional protecting them from such practices as well as the market knowledge that will enable them to negotiate for the best price and terms possible. 

These are just a few of the things most people who "use" agents do not know when they "use" agents to save money.  The difference between those who use agents and those who "use" agents is simply the knowledge of what the agents really do for the buyer.  Those who "use" agents go to their websites and other methods of advertised listings information to find out about what is available in the area, then go around the agent to buy directly from the sellers.  They often then find out that the seller has an agent representing them already and are then pitted against a professional with themselves as their representative.  The thinks going around the agent they used to get the information was a money saving step but all they have done is avoid being represented by an agent who will protect and negotiate for them.  They believe they will save money doing this but the exact opposite is almost always true.  Good people are waiting to help buyers save money and get the best deal possible in their property purchases, if we could only get the word out that to save money, use and agent rather than "using" agents in your next search.

That is only if the buyer has researched enough to know that REBAC and ABR's exist.  Agreeably, there is a lot of misinformation out there and buyers typically seem to get their information from a misinformed public.  As an ABR (I also list), I take the time with my buyers to educate them on all that I do as a buyers agent.  To reach out and let them know they do not have to make all the yard sign calls and search on their own endlessly.  Many buyers do not know that they can be represented and can do so at no charge to them and can look at all homes, not just the home the listing agent has listed (and some listing agents don't have the desire to work for buyers unless it is just their or their brokerages listings).  This goes for pre-owned and new build homes and that ABR's are like advocates to assist buyers to make the right decisions, have peace of mind and understand all they are entitled and committed to.  It is a smart move for a buyer to have the service of their own representation and I agree that something should be done, whether by REBAC or NAR, to inform buyers actively that this service exists in a way that actually reaches them that they do not have to search for.  Many of them don't know what to look for, they just know they want to buy a home.  Good post.

As an agent and broker, I believe I am fairly sensitive to all the real estate ads I see or hear. I find it remarkable that I have never seen an ad directed at the public (rather than agents) that discusses the percentage of FSBO's that eventually list and why; nor do I remember ever seeing the statistics on proceeds when listing or selling as FSBO; nor do I remember any ad that addresses the danger inherent in opening your door to just anyone. I suspect NAR might need a new ad agency. There might have been such ads, but we are not seeing them in my area. If anyone does know of such, I would love to be able to download them or post them on my website.
