Mortgage Broker Nightmares - To Refer or Not to Refer

One of the services I have provided over the years is referring competitive mortgage brokers to my clients.  Of course, I always recommend my clients do their own "shopping" as well, however, many ultimately come back to the stellar rates and fees offered by my well-investigated referrals. 

Why do I refer mortgage brokers?

- Need a pre-approval on a Saturday afternoon?  Done.
- Is my buyer really qualified?  This saves everyone time.
- Client will be exposed to best rates/terms available.  Even if they don't select my vendor, many become more actively engaged in their lender search, which leaves them far better informed. 
- My client and I will receive top-notch service throughout the transaction, and in return my preferred vendor will be rewarded with additional referrals.

Now for my nightmare...

Two weeks ago a buyer called on one of my listings.  Saturday afternoon, called my preferred mortgage broker, he called my buyer, pre-approval within an hour.  Contracts delivered, buyer excited, signing next day.  Next morning arrives and I get a call from Mr. Preferred.  "Uhh...slight problem.  When I sent the second-home purchase programs over to your client, we also talked about refinancing.  We may be doing a refi first, so his purchase may be on hold for a month."

"Doesn't he qualify for the purchase now?"

(pause) "Uh, yeah, but I thought it might make sense for him to cash out of his house so he can have some carrying money for his second home purchase."

Again, "But, doesn't he qualify for the second home purchase now? You can always do a refi after you get my transaction done."

"Let me talk to your client and I'll get back to you."

Now, we can all see where this is going.  Turns out Mr. Preferred did a great sales pitch on a refi...even got the application fee same day.  I'm out, the mortgage broker is in.  Will he be back in 30 days?  Possibly, but I already sold that listing.

Do I have expectations from the vendors I refer?  Certainly.  Service, commitment, and the often-overlooked most basic of them all: loyalty.  Have I been making a mistake by referring vendors as part of my service?  A large number of my clientelle has appreciated my referrals, but I am left to wonder if I should stick to selling real estate and leave these ancillary services to someone else.  Perhaps the only referral I am left to provide is a visit to their yellow pages.

To refer, or not to refer.  Feedback is greatly appreciated.

I refer mortgage brokers/lenders that I have developed a relationship with over the years.  I have been burned a couple of times over the years but the ones I work with consistently send me referrals as well.  The ones who talked clients into another deal lost my business immediately and no amount of offers for free lunches, promotions has changed that.

Friday night I sent my buyer a list of homes that we could look at this weekend in the area that they were looking. I kept e-mailing them and calling them with no response. I drove to there house and their was a moving van. I talked to them and they said. Oh, We have been meaning to call. We found a home that wasn't on your list over by my moms home and we called _____________"The Mortgage Broker That Shall Not Be Named" (For you Harry Potter fans) and she said since isn't a home that is one Todd sent you. Let me help you write it up and then we can offer the home owner less, because they won't have to pay the commission. This was a FSBO. They hadn't even seen the inside when they called the mortgage broker. Well the long and short of it was I considered this very rude and the buyers didn't get an inspection because they were advised by the HOME OWNER that this could slow the process down and cause the sale to not go through.

She used to  call me from time to time to see why I don't refer anything to her anymore. I say if you have to ask, then you should consider a different line of work. She hasn't called in over a year since her boss called and asked why we didn't use their company anymore. He didn't have much to say after the what I had to tell him about his agent.

I would cross that guy off your list. I think you have to provide your clients with some direction and only work with the ones who are loyal to your cause. You got burned once, don't give them the cahnce to do it again.

Over the past 2 years:  

I had one mortgage broker talk one client out of buying a house, and into investing the "down payment" into an investment program instead, and buying a house in a couple years...   (Fired)

Another than just couldn't find the time to get all the paperwork from my Buyers together to really know if the Buyer was truly pre-approved.  So I'd end up showing and writing someone that was out of their price range, OR couldn't buy a pair of shoes....The broker would just say he'd been very busy over the two week period and just assumed the Buyer could buy... Happened twice in 3 months... (Fired)

And I sent these guys A LOT of business.  I was totally loyal to them.  And then really disappointed..

Susan its your job to refer after all you are the one in need to make this smooth and caution the buyers from trouble makers but be careful not to violate respa  and make sure to choose title companies too etc however question your client about their preferred mortgage broker if they know of some one good first hand give it a shot you might lern something new and it will be much smoother    todd this could happen with one you never referred anything too I experienced that too I notified all my realtor friends about them I would like to know who that was  you always need to be on top

I have found "the three strikes and your out" rule doesn't apply in real estate. Its more like one strike and your out, and t doesn't apply just to lenders. Inspectors and escrow officers.

Yes David, I'm always careful to follow respa...encourage them to find/use their own sources of info as well.  The right mortgage broker makes my life easier and a smooth transaction for all.  And I agree with all of you...no second chances.  Like you, Phil, I send a lot of business so it really blows my mind.  Todd...what can I say???

Yes, I am always looking for new referral sources because it seems eventually you have to make a change. I try to keep 3 in line. In mortgage officers I look for the hungry ones, that will like you said work nights and weekends. Once they have built their business and get too busy I usually move on because the service gets bad.
