Speaking of the office...

The recent post about having a home space vs having a space at the office got me to thinking about this.  Right now our office is small....just the three of us.  I keep up with my agents by weekly conversations either in person, by phone, or email.  What I'm debating is whether or not to have weekly office meetings when our office grows.  I used to hate going to office meetings but run correctly they can be beneficial.  I really hated the weekly caravan so unless the agents really want it, I'm not going to have the caravan.  Does your office have weekly meetings?  Does your office still have the weekly caravan too?  Don't you think it would be just as easy to have a projector set up and let agents talk about their new listings using a virtual tour or just pics rather than a caravan?

What about mini-contests at your meetings?  The first office I was at had a "wheel" set up like the Wheel of Fortune.  For each new listing, new contract, or closing, you got a spin at the wheel.  There was one $50 spot and one $100 spot and the rest were $1, $5, $10 spots.  There was also a bankrupt, a free spin, and lose a spin.  It was fun and you made sure that you attended a meeting when you had a chance at the wheel. The second office I worked at had a drawing each week at the office meeting. You had to put your business card in the pot for the drawing.  Not as much fun but you could pick up lunch money that way.

Hi Velda, Funny you should ask, I went to our meeting this am.  We have a sales meeting once per month.  Always the first Wed. of the month.  We know when it is and have no excuse about forgetting!  The broker goes over new MLS news, things that are going on in finance and other pertinent information.  Then we disscuss our problems, listings, buyers, and other questions that we need to share.  She does not allow this to turn into a *** session or get off the topic.  She runs this meeting tightly!  We get all our questions answered or someone will get back to you but it really works.  It goes about an hour or so...and most of the time she feeds us lunch afterwards or snacks and some of the conversations continue through.    We like the meetings this way.  It is informative and she knows that we have heard of changes, etc.

Thanks Vicki,  only once a month, huh?  Thanks for the info.  I guess a lot depends on the size of the office too.  Herding a couple hundred agents together is quite a bit different than 20 or the size I'd like to be...only 10.  How many are in your office?  An office meeting is also a good time to have guests come in ....lenders, insurance agents, inspectors, etc.

When I used to work at my old company, for the first two years, under my first manager, the meetings were scheduled every week but our manager would cancel if she didn't have enough important news. The agents were from quite a large area and she didn't want them wasting their time just to find out she didn't have much to say ... she was a VERY SMART MANAGER!

As of right now, as you know my office is quite small too. 4 of us right now. When there were 3 of us, up until about a month and half ago, I used to call the meetings together about once a month, on Wednesdays, or more often if we had something important to talk about. Since Sarah, my newest associate, came on board (you may have seen here on Relib a couple times in the last few weeks), we've been having meetings every other week and on the alternating weeks Sarah and I have been going on Broker tours when there were enough new listings to see (Wednesdays are tour days in the area where we have our office). There are three main reasons why we go on these tours ... 1. to see what's out there, 2. to increase visibility of our office and 3. to take it as a recruiting opportunity ... talking to other agents, see who may be a good fit for our team. We did skip this week's meeting because I finally decided to take a week off and did actually manage to stay away from work for the most part until today. While I like for all 4 of us being at the meetings, if either agent has something important and can't attend, I don't force the issue. I just let them know the important things over the phone or send them an e-mail.

Our meetings are very relaxed ... talk about any real estate related news, laws, each agent's local market, farming, plus address any issues that they feel they need to talk about ... we even get to talk about our families from time to time ... and why not ... without the support of our family members, we wouldn't be able to do what we do! Once the office grows more in size, the meetings will get to be more formal but until then, I'm pretty happy with the format as is.

There's two types of caravans....one that the Board has and one that each office will have after their office meetings.  Our Board stopped the caravans about 4 (?) years ago.  Several offices still have their office caravans.  For a while after the Board stopped the caravans, they still had the weekly MLS meeting using a projector if anyone wanted to talke about their new listing but that soon fizzled out.  Then they went to a once a month MLS meeting as a brown bag lunch, still no caravan, but that has died too.  Many of the agents who have been in the business since there was dirt miss the MLS meetings/caravans but the truth is that hardly anyone would go.  OUt of 300 to 400 members only 25 or 30 would go to the meetings and about 15 would go on caravans.
