Westchester County Real Estate--Last 6 months in Yorktown Heights, 10598
As a follow up to Westchester County Real Estate--Homes that are priced well are still SELLING!!!! In Yorktown Heights there were 89 Single Family Homes sold. As of today we have 18 in Conditional Contract and 6 Pending. 24 in total, of which were in Contract within 90 days. These homes were priced to sell and owners were reasonable in thier negotiations to the point they were able to make a deal.
On the other hand the most exspensive home sold in Yorktown Heights sold for $3,000,000.00 in 316 day but was new construction. The longest on the market was a home that sold for $975,000.00 ansd was on the market for for 507 days.
As you can see homes that come on the narket in Yorktown Heights and are priced right do not take long to sell.

Tips for selling your vacant land in Westchester and Putnam County. You need to do and get the following items;
1. locate your survey, if you do not have one get one done.
2. Get a copy of your deed. This can usually be gotten from the tax assessors office in your town.
3. Be aware of and deed restrictions and easements on the property.
4. If you have Board of Health Approval you will need a copy of the permit and map. If not, vacant land sells for 10 to 25% more with it, so it might be a good idea to get it done.
5. Find the right realtor® for the job. This means one with experience selling VANT LAND not just homes.

Especially in Yorktown. There have been some homes that came on the market in the last 6 Months that had accepted offers in the first 6 weeks of being on the market.
Why do some homes sell faster than others? It's a very easy question to answer. The homeowners priced there homes according to the present market and made sure the condition matched the price. These two combinations make for a quick and good sale when the competition is not priced accordingly.
As more and more people realize this, their will be able to sell thier homes also. We also need to do away with agents overpricing a home just to get the listing. Having a few well priced listings is better than a lot of overpriced listings.

Closed on 3.5 Acres in Buchanan, New York 10511 for $650,000.00 all cash. This was a commercial piece and had no improvements. It too over a year to close due to the conditions of the contract. For a commercial piece this was not a long time but more the average for one with contingencies.

Actual Sales Very Slow!!! Only One More of the eighteen pieces of vacant land that was in contract has actually closed in the last nine days in Areas 1(upper Westchester County, NY) and 9(Putnam County, NY) Two more have gone into contract and there were five nice land listings. One of the ones to go into contract was only on the market for eight days the other was on for 784 days. Seems like people are starting to make some land deals but having difficulty with getting the conditions needed to close done. Sometimes it is the buyers procrastinating but most if the time it is the towns and the Board of Health dragging their feet. I closed on another lot on Monday (12/17/07) for $650,000.00. All cash but took over 380 days from contract to close.

Checked today to see how many pieces of vacant land have sold since I reported the 18 pieces of property in these areas went into contract. As of today December 12th from November 29th (13 Days ago) only one of them has actually closed. It was only on the market for 133 Days. Not to bad for land these days. The average time on market for the other seventeen is 335 Days and running.

On November 7th and 8th there was 4 land deals reported in area 1 and 9. One Sub-Dividable piece, one with BOHA and 2 pieces on a road that the town will not let you build on without making mass improvements to the road. This is a strange turn of events because most of the land with BOHA is overpriced, not many people are willing to buy property that they don't know is buildable and the Sub-dividable piece was paid for in cash. This is a big jump in production considering in the previous 30 days there were only 3 sales. One Commercial piece, one piece that was sub-dividable and one with BOHA. I see that the mix is similar but the time it took to sell 3 properties was better than 10 times the rate. I’m looking forward to the market picking up the pace for land sales because this is a big part of my business.

Took a look at the number of land sales today for the last 6 months and the same 6 months last year. There was a 53% drop in the number of land sale in areas 1 and 9. In area 1 (Yorktown, Cortlandt and Peekskill) there was an amazing 90% drop (10 to 1). This is mainly due to Agents and Sellers overpricing their listings. In area 9 (Putnam County) it wasn't as bad, sales were down 36% (22 to 14). There are still plenty of people looking for vacant land but they are not willing to pay these stupid prices. If sellers really want to sell there land they need to come back to earth with their expectations.

Today I closed on a nice land listing. 69 Acres in Putnam Valley. Most of the land deals I do take a long time to close, some over a year. This one went into contract after only 147 Days. Not to bad. It then took some time to close though, an additional 138 Days. I'm just glad to get it closed in a market like this one.
