Thinking outside the box, will youtube video help listings?

With the current market slow down and a generalized fear of finance issues making buyers extra cautious, how do you get your listing out there and seen? And after you have, how do you create a feeling of urgency in a buyer?My answer is thinking outside the box! I video tape the house from driveway all the way through to the back yard, in real time video! I put it up on all my sites as well as youtube.com. Buyers are sometimes wary of "edited" pictures on websites and MLS. How often have you seen a picture of a house that looked wonderful, only to get there and realize it is not?! This takes some of the guess work out for buyers before they spend the time and energy to see it(and you do too). I know that many would say that defeats the purpose, we want them to have to come see it to determine if they like it. The feeling being that if you get a buyer to the house that is a step in the right direction. I disagree. In the market now buyers are savvy, they want to know "the real deal" and do not appreciate gimmicks and such. Video in real time is appreciated and helps reach those who might be on the fence after seeing your listing on the MLS. I have found this to be an excellent marketing tool as well as a way to stand out in my market! Check this one out, I did not do a voice narrative on this one like I usually do in an attempt to see what buyers are more receptive to. I will preface this by saying I am an ameteur with video and editing having just started this not long ago so be kind, there is much I still need to learn and figure out~ :.)

Don't know if he ever posted them but he did use them before he took clients out to a showing. He worked a lot of gated communities and it was great to see the community. We actually played his community videos in the lobby area on a loop. That was back in the day when people were walking in and waiting for service.

Lighting is a problem with the movements from window to no windows and makes it difficult to see the rooms. Might be better if you just panned each room, like they do in 360 tours. He also always made sure he stated with a view of the neighborhood and yard, which I thought worked well.

1. Always use a tripod-gives a much better pan and when the cammera is steady is gives a clearer shot.

2. When shooting inside the home-film at high noon-this way you don't get stray sun ray's-also start at the light source(window) when shooting a room-aim at the window first with the cammera on stand-by for a minute or two and let the cammera adjust to the lighting then hit record and slowly pan to the darker areas.

3. When editing-use the transition feature of the cammera to change from scence to scene.

Thinking outside the box is smart! In my previous life as an Optometrist, I saw amazing success when an outsider entered the Optical field. He was not familiar with "business as usual" in our field and broke all the rules while building the most successful optical chain in the world at that time, "Lens Crafters". Until he came along no one made eyeglasses in an hour, or stayed open 7 days per week. He was quoted one time as saying, "We do 80% of our business during the hours traditional Optical shops are closed." He revolutionized the optical business by thinking outside the box.

*Ok here is my thing E Bay

When the market was hot so was E Bay, I had wrote a post aways back about E Bays real estate section and I came up with what I call E Bay states, the most popular states with the most real estate home/condo/etc

Florida, California, Texas are the most popular by far but there other popular ones.

I left a detail posting on the message board, what I can tell you I did extremely well on E Bay

over 2004/2005

You can even get an E Bay yard sign for the property, just remember there are around 193 million members, with world wide exposure 24/7 365 days a year. for 150 bucks for 5 bucks a day for 30 days you can play to that audience.

You can even put your web site on there for all to see.

In most local newspapers you would spend that on the weekend if not more, as for my opinion newspapers are for news, the proof is that newspapers have lost out big time with the Internet, not to mention, that newspaper is stale after one day and thrown in the trash,,its over your newspaper money went with it...

That was just one of my first adds, the next ad was for riverfront condos in Titusville FL and I sold one off of  E Bay for $594,900 at that time they were still under construction and closed almost a year later in March 2007 = $29,745 check.........

I have done a couple virtual tours on Realtor.com but not gotten much feedback from that...have you found it to be useful in your market?

Recently I put a listing on backpage.com sponsor ads in 4 CA and 4 FL cities, As we are getting a lot of buyers from those areas here.I have gotten a call or two so far, activerain same deal, Lycos,Habado..there are about 25 sites I throw things out to. Always looking out for strong sites to post to. I am fairly new at the whole blog and the SEO stuff as well. I really appreciate the sharing of ideas and what works that everyone here gives!

I think it has a lot to do with the location of your market and the property you are trying to sell. Vance has great luck with eBay and Brian said he has gotten a lot of call from Zillow.

If you are getting a call or two - that's good!
