Sorry - My parents didn't have to be one of the bad visitors. They said they went to 10 open houses that day just to get ideas.

I recently saw an ad for a condo conversation instead of a condo conversion.
Rhonda and Gary: That's why I don't do open houses. I get more customers networking or working the internet. Watching sports on TV or reading a book is better than an open house.
I do my bloggin while at open houses. Try to get something done while doing the other.
You are right Mary, I take back everything I said even though I thought refrogerator was the best typo I've seen. You can't change a word more than that by missing one letter on the keyboard. And the word itself is funny!
Rhonda and Gary - I do a target mailing to a different group on a monday so it hits on Friday or Saturday - too soon and the people forget. Mail to at least 250 and you should not be lonely anymore.
Just remember, it takes only one visitor to fall in love with the house and make an offer. I was selling a house few months back and I did 4 open houses there. The best turn out was 25 people in one day. I'm advertising all over the place and seems to be paying off.

Gary, I thought the refrogerator was funny..
I just had a brand new Realtor do an open house on my behalf. She saw a potential buyer drive up and got excited, there was a nice breeze a few weeks ago and thought the house had too much of a candle scent so she opened the kitchen window......just as the clients were walking in, a bird flew in the kitchen window, inside the house, got terrified, as did the potential buyers. Needless to say the buyers ran out the door and soon the bird did leave! Luckily without any damage, and I hope the Realtor will still do some open houses for me as well!!!!
I'll have to do an OH either next Sunday or the following one. I'm not very happy but oh well ... I promised the seller I'd do at least one. At leasts it's in a town where Open Houses are still popular and you get people to come ... if you're lucky.
Some of my best open house tours I attribute to door knocking. I would schedule an open house for Sunday afternoon but on Friday or Saturday, I would door knock 30 to 50 neighbor"s homes with a teaser brochure. I you can't do it, hire a teen or college student to deliver the brochures. With postage going up again in May, this may be the best and cheaper way to get the word out besides the newspaper ad!
