Bad Day - Good Day - Great Day!

Yesterday was one of those days that I thought "Do I really want to get out of bed?"

Then, at 6:15am, as the phone started to ring, I thought great here we go again. The first call was about carpet not arriving on a home that was to close a week ago. OH Goody, another extension. My seller is worried that they may have to pay another payment if things don't progress soon.

                                                       Bad Day

That was the start of my bad day! Then title calls and says underwriting doesn't want to fund because of a pending divorce. I'm thinking once again, "Why did I get out of bed?"

But slowing things turned to good after that. Title calls again and says we got two sets of docs in. Do you want tosign both today? "YES" Something good happened today, finally.

                                                       Good Day

Then on Tuesday I took a listing and thanks to my pro-quest 1-800#  I was starting to get calls. Great! The sign is up and flyers are out. Within 4 hours of the sign being out I had 14 calls about this property. Three were working with other agents, but they showed the home and I showed one.

This is where my good day became great! We had 4 offers within 2 hours on a fixer property. Then the bidding war started between two buyers, and we had an agreement at $25,000 above asking price by the time we got done.

And, it is not $25,000 above asking - the numbers show about a 10% appreciation from last year for the houses that have sold. They sold for 96% of asking price.

Contrary to Gregory's statement of a "nice" way to look at it, I wasn't placing any judgement on the numbers, I merely looked at them.

It's too short of a timeframe to make a judgement on much except the prices being somewhat higher.

As we get to the end of the year I will do an analysis of year to year.

I have been doing a month to month analysis since the first of the year, and the numbers are have been somewhat similar.

I don't know what to make of it yet, except that life is not awful, houses are still selling, prices are not falling and the future is bright.

But market is pretty good here beth, but not that good. There were 4 other homes in the area that have been for sale for 45 days or longer under the price we got for our fixer property.

The neighbors have been calling and asking what I did different then their agents. I told them when their listing expires I will tell them, they laughed and have all since been to my website and have sent me e-mails. - LOL

Cathy the funny part is I did get my pic on a wheaties box yesterday. The other coach of my daughters softball team got everyone including me a wheaties box with our pics on them. Just funny, you should mention that a day after I get it.
