The Sounds of Silence

I showed a home a couple of years ago and the showing instructions were no showings between Friday after 5pm and Monday 9am.

 

Both my buyers and I really wanted to know why. I went back Saturday during the day and there wasn’t a parking spot for 7 blocks! My clients told me they went Friday night and the same thing, except lots of lights and really loud music from a party that was going on.

 

The reason the owner was limiting showing times was he didn’t want potential buyers to see on the weekends that this was soccer party central.

 

I later checked police records and on the weekends the neighborhood was visited a lot for noise and drinking. I’m guessing who ever ended up buying this property didn’t do what my buyer and I did and I’m guessing they were in for a very rude awakening the first weekend they lived there.

I know this isn’t something that the listing agent had to disclose or for that matter, even knew about. But, had you, would you have also limited showing hours?

Anything affecting the desirablility of a home needs to be disclosed if the sellers or their agent know about it. We would definitely disclose and set the showing hours that our clients request.

No, I would have told them what I knew, the agent knew and that is why he set the showing hours. Was this year round or just seasonal. I have a listing that is right across the street from our ballparks and I have told buyers it is busy during the summer evening games. Most of them actually thought that was cool because they could walk over and get a hot dog. But people might block their driveway so they needed to know.

It is a great idea to visit a home at many different times of the day and night before buying it.

I learned this one time when I almost bought a home in the country that just happened to have a huge generator that kicked in each night to water the plants in the nursery. Fortunately, my husband and I visited the home one night and discovered this outrageously loud noise.

Whew! It was a close one!

Does anyone remember the movie that Chevy Chase was in about the guy that bought a house and the neighbors and town people were all mean and rude and he decided to sell it. He promises to pay anyone who would help him get it sold by acting nice and acting like it was a picture perfect town where everyone was friendly. People came to look at the house and the town people poured on the charm so much he decided to stay there and not sell.  This kind of made me think of that movie.

In my neck of the woods, CA requires a transfer disclosure statement (TDS) and sellers are asked to check off the items that apply.  One of which is: Are you (Seller) aware of neighborhood noise problems or other nuisances?  Agents must disclose, disclose, disclose.  Maybe you can bring this to the round table next agents meeting and implement a form like this to prevent a lawsuit.  Just a thought.
